A bit about Naples Florida
The Naples real estate market has been stabilizing in the last 1/4 of 2008. Rentals have been at a stabilized rate as well. Pool homes are Now as low as 1400 in some sub areas. 2/2's as low as 800 dollars month for annual leases.
Commercial rates on retail continue to decline as new retail space comes online and many owners give major discounts to keep rent rolls high. avg's seem to hover around $14 p sq ft and as low as $10 and maybe some incentives. Office remains stable at 6 to 13 per foot. Storage units seem to be doing better as home owners become renters & move from large homes to small rentals.
CVS and walgreens and other single tenant NNN is still very strong in hard corners class A locations and is a great Income as cash on cash & cap rates on NOI get better. Interest on NNN destroy any income that banks can pay out an REIT's and other money market accounts simple cannot touch and should be able to hedge against inflation in the next couple of printing capital years.
